Damit liegt sich die Zahl der Immobilientransaktionen im ersten Quartal erstmals wieder auf Vorkrisenniveau (2008).<\/p>\n<img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-2318\" src=\"https:\/\/www.homes-holiday.com\/de\/wp-content\/uploads\/verkaufszahlen-immobilien-balearen-e1476192156190.jpg\" alt=\"verkaufszahlen-immobilien-balearen\" width=\"510\" height=\"340\" \/>\n<p>Der Anteil der Verkaufstransaktionen pro Insel am Gesamtmarkt der Balearen entspricht auch der Angebotsverteilung. Wie das Center for Real Estate Studies in ihrer Marktstudie ermittelte, konzentriert sich \u2013 analog zu den Verkaufszahlen &#8211; rund 2\/3 des Immobilienangebots der Balearen auf Mallorca.<\/p>\n<p>Die h\u00f6chste Steigerungsrate meldet mit 2.333 Verk\u00e4ufen die gr\u00f6\u00dfte Insel der Balearen, Mallorca, erst mit weitem Abstand folgen Ibiza mit 440 Transaktionen und Menorca mit 349.<\/p>\n<h2>Ibiza kann Nachfrage nicht decken<\/h2>\n<blockquote><p>\u201eAuf Ibiza k\u00f6nnte man derzeit viel mehr verkaufen\u201c,<\/p><\/blockquote>\n<p>stellt Natascha Sandig von <a href=\"https:\/\/www.portaibiza.de\">Porta Ibiza<\/a> fest. Allein es fehlt das Angebot, erst im Hochpreissegment, ab 3 Millionen aufw\u00e4rts, findet man wieder mehr Offerten am Markt. Natascha Sandig hat sich aus diesem Grund ein inselweites Netzwerk aufgebaut, um maklerunabh\u00e4ngig Zugriff auf alle verf\u00fcgbaren Objekte zu haben.<\/p>\n<p>Da in der Inselhauptstadt der Ferienimmobilienmarkt mit dem einheimischen Wohnmarkt zusammentrifft, betreffen in jedem Quartal die meisten Immobilienverk\u00e4ufe <strong>Ibiza-Stadt<\/strong>, im ersten Quartal wechselten hier 132 Immobilien den Besitzer. Auf Platz zwei wechseln sich Jahr f\u00fcr Jahr\u00a0Santa Eulalia und San Jos\u00e9 ab. Im ersten Quartal 2016 gewann\u00a0<strong>Santa Eulalia<\/strong> mit 124 Verk\u00e4ufen das Rennen um Platz 2, die Gemeinde im Osten der Insel ist vor allem bei deutschsprachigen Kunden sehr beliebt. 104 Immobilien \u2013 und damit Platz 3 &#8211; wurden in der Gemeinde <strong>San Jos\u00e9<\/strong> verkauft. Die Region im S\u00fcdwesten von Ibiza stellt mit 80 K\u00fcstenkilometern die fl\u00e4chenm\u00e4\u00dfig gr\u00f6\u00dfte Gemeinde auf Ibiza dar.<\/p>\n<h2>Menorca holt auf bei Immobilienverk\u00e4ufen<\/h2>\n<p>W\u00e4hrend auf Mallorca sich rund 45% der Immobilientransaktionen im Gemeindegebiet der Hauptstadt Palma de Mallorca abspielen belegt bei der Schwesterinsel <a href=\"https:\/\/www.portamenorquina.de\">Menorca <\/a>die Inselhauptstadt <strong>Mah\u00f3n<\/strong> im ersten Quartal 2016 mit 83 Verk\u00e4ufen nur Platz 2. Die meisten Immobilientransaktionen fanden am Jahresanfang im Gemeindegebiet von <strong>Ciutadella de Menorca<\/strong> statt. In der knapp 30.000 Einwohner gro\u00dfen Stadt im Nordwesten der Insel wechselten von Januar bis M\u00e4rz 123 Immobilien ihren Besitzer, was einem Marktanteil von rund 1\/3 entspricht.<\/p>\n<p>Auch wenn der Immobilienmarkt auf Menorca rund 6mal kleiner als der auf Mallorca ist, so beginnt er sich ebenso wie seine gro\u00dfe Schwester deutlich zu erholen. Mit 25% Steigerungsrate liegt Menorca im ersten Quartal 2016 an der Spitze der Balearen.<\/p>\n<blockquote><p>\u201eWer das authentische Mallorca sucht, wird auf Menorca f\u00fcndig.\u201c<\/p><\/blockquote>\n<p>, schmunzelt Yvonne Keller von Porta Menorquina.
